Invitation Homes Disappointing Experience

April 4, 2025

Invitation Homes, Has Zero customer service. Frustrating Experience with Invitation Homes. I have been renting from Invitation Homes for over a year and love my home and neighbors, but the lack of customer service is beyond frustrating. Maintenance is unreliable—I was told I had to reseed my lawn myself because the grass didn’t take. While I was out of state attending to a family emergency, I received an HOA violation notice about my garbage cans being visible. However, at least 13 other homes on my street had the same issue. I took photos and submitted them to the HOA on March 12th, but no action was taken. When I returned, I emailed Julia proof that I moved my bins as requested—six separate times—yet she claimed she didn’t receive them until my final email. Despite following all instructions, I was still charged a $70 fee for HOA communications, which I find completely unfair. I paid the fee to avoid issues with my rent but am requesting a refund and an apology.

Invitation Homes Lease Question

March 24, 2025

Invitation Homes, Wondering whether to sign the Lease? I’ve read about 50 reviews and I’m genuinely concerned. I feel I’m already seeing similar issues and we haven’t even signed the lease yet. Our Leasing agent had us reapply for a home and pay application fees although we were still well within the 30 day approval window, having been approved just 12 days before. She spoke to me like a child when I confronted her about the discrepancy asking for a refund. The home we’re considering isn’t clean at all. ( apart from somewhat shampooed carpets) So we’ll be burdened to clean and sanitize everything before even moving. The wooden floors have had the clear coat mechanically buffed and removed in spotty patches which looks terrible, prevents us from comfortably using out of fear of spilling something and staining bare wood then getting pinned for damages, and it isn’t normal wear and tear but job unfinished. Master bedroom still smells strong dog pee and pet odors and we have bad allergies to such unsanitary conditions. We’re asking them to fix the wood floors and change the master bedroom carpet before we move in. However we’re kind of stuck since we need a home and can’t apply anywhere else until Invitation Homes can return the deposit which they say would be 30 days if we didn’t want to move forward. Please make sure your orientation specialist writes down what you say and not their personal assessment. Read everything before signing. We looked it over but I noticed errors and can’t change it now.

Invitation Homes Unacceptable Repair

March 8, 2025

Invitation Homes, Unacceptable privacy fence repair. I’ve been a tenant 7+yrs, 💯 % on time payments, love to keep yard groomed, plant flowers, feed the birds, enjoy patio which is my peace, a couple weeks ago we had strong winds, woke up to 4 segments of privacy fence on ground, which entire fence is rotten at all base beams, fence is 22yrs old, the repair is awful, cheap and definitely unacceptable and insulting, worst in the neighborhood, it’s a complete eyesore, neighbors are laughing and shaking their heads saying it’s disgusting, it has my anxiety at an all time high, as well as my OCD, I don’t even want to look out in my backyard, nor plant flowers or sit on patio, have cook outs, I’m so frustrated at this point that a company that expects tenant to keep up the property, pay ridiculous fees for 1 filters that is only shipped every 4 months, but company don’t make professional repairs, instead patch up and don’t care what it looks like after, it’s just a shame and disgrace that this company expects tenant to do certain things and then they treat them like this, I don’t even think fence would pass code enforcement, im demanding this be looked into and replace correctly immediately….

Invitation Homes DIsappointing Customer Service

January 17, 2025

Invitation Homes. This company has terrible customer service and have no understanding what it is to be understanding and compromising with neighbors that the house they manage is next to. They are all about making money for themselves and could care less about anyone else.

Invitation Homes Customer Service Issue

November 18, 2024

Invitation Homes, Threatening to be evicted over maintenance charges. Tampa, FL office does not return phone calls. I tried 9 times in October to pay my rent Minus their maintenance fees. Could not get anyone to call me back. When I call the Tampa. FL office it goes immediately to a call center. You are told that someone will call you back, but never receive a call back ever.
