Sun Communities Corporate Office Headquarters

🗨  Comments

Sun Communities, Inc. is a publicly traded real estate investment trust that owns, operates, and develops manufactured housing communities and hospitality properties. Its corporate headquarters is in Southfield, Michigan.

Residents, home buyers, renters, and Sun Outdoors guests should usually contact the management office at the specific community or resort first. Local management normally handles leases, site rent, maintenance, community rules, home sales, reservation questions, refunds, and property-level complaints. The corporate office is more appropriate for investor relations, company-wide business matters, governance correspondence, or an unresolved concern that has already been addressed locally.

Sun Communities Corporate Office Contact Information

Sun does not prominently publish universal walk-in or telephone hours for its corporate headquarters. Customers should not assume that a property office, resort reservation team, leasing office, maintenance department, or corporate department follows the same schedule.

Where Is Sun Communities Headquarters?

Sun Communities is headquartered at:

Sun Communities, Inc.
27777 Franklin Road, Suite 300
Southfield, MI 48034
United States

The previously published Suite 200 address should be updated to Suite 300. This location supports executive leadership, finance, legal affairs, investor relations, acquisitions, development, operations, technology, human resources, and other company-wide functions.

What Is the Sun Communities Corporate Phone Number?

The main published corporate and Investor Relations number is 248-208-2500.

This number may be appropriate for:

  • Investor Relations
  • Shareholder and securities questions
  • Corporate business inquiries
  • Governance correspondence
  • Vendor or supplier matters
  • Company-wide administrative concerns
  • Escalated matters that have already been addressed by local management

It should not be described as the dedicated first-line customer-service number for every resident, applicant, homeowner, renter, or resort guest.

Corporate Office Versus Local Community Management

Sun Communities operates many properties, but day-to-day responsibility is usually assigned to the management team at the individual community or resort.

Local management commonly handles:

  • Applications and property tours
  • Home purchases and rentals
  • Lease documents
  • Site rent and other property charges
  • Payment questions
  • Maintenance requests
  • Community rules
  • Amenities and access devices
  • Neighbor or noise complaints
  • Parking, pets, landscaping, and common areas
  • Move-in and move-out procedures
  • Property-specific notices

Sun Outdoors resort teams commonly handle:

  • Reservations
  • Deposits
  • Cancellations
  • Refund eligibility
  • Check-in and check-out
  • Site assignments
  • Cabin or rental accommodations
  • Resort amenities
  • Seasonal-stay agreements
  • Guest conduct and property rules

Because leases, laws, cancellation terms, and operating practices can vary by property and jurisdiction, customers should use the written agreement that applies to the specific home, site, community, or reservation.

How to Find a Sun Communities Property

Use the official Sun Communities search tool to locate a manufactured housing community.

The individual property page may provide:

  • A local telephone number
  • Office address
  • Business hours
  • Home listings
  • Rental information
  • Amenities
  • Age-restriction information
  • Directions
  • A property-specific inquiry form

Residents should keep the local office number, emergency maintenance instructions, and any after-hours contact procedure included in the lease or resident handbook.

How to Escalate a Sun Communities Complaint

Begin with the staff member or department closest to the issue. For a property-level concern, contact the community manager or resort manager.

Provide:

  1. The property name and full address
  2. Your home, lot, site, or reservation number
  3. The date the problem began
  4. A clear description of the concern
  5. Copies of relevant notices, receipts, photographs, or correspondence
  6. The names or positions of employees already contacted
  7. The action you want the company to take

If the matter remains unresolved:

  1. Ask the local manager for the appropriate regional or district contact.
  2. Send a concise written follow-up and retain a copy.
  3. Use Sun’s official corporate contact form.
  4. When appropriate, send formal correspondence to the Southfield headquarters.

Formal corporate correspondence may be addressed to:

Sun Communities, Inc.
27777 Franklin Road, Suite 300
Southfield, MI 48034

Writing to headquarters does not extend a lease deadline, payment deadline, appeal period, reservation-cancellation deadline, court date, fair-housing deadline, insurance claim deadline, or other legal time limit.

What to Include in a Resident Complaint

A useful resident complaint should identify:

  • The exact community
  • The resident’s name as shown on the lease
  • The home or site number
  • The relevant lease provision or written rule
  • The dates of previous reports
  • Work-order numbers
  • Photographs or videos when relevant
  • Copies of notices or payment records
  • The requested repair, correction, explanation, or accommodation

Do not publish lease-account numbers, payment information, gate codes, identification documents, background-check records, children’s information, medical records, or private contact information in a public review.

Maintenance and Repair Requests

Residents should report maintenance problems through the method required by the community, which may include the local office, resident portal, maintenance telephone number, or written work-order process.

For urgent conditions:

  • Follow the property’s emergency-maintenance instructions.
  • Call emergency services for fire, gas odor, serious injury, violence, or immediate danger.
  • Document when the problem was reported.
  • Keep photographs and copies of written requests.
  • Ask for a work-order or reference number.

Responsibility for a repair may depend on whether the resident owns or rents the manufactured home, the terms of the lease, the affected structure, and applicable law.

Rent, Site Fees, and Payment Questions

Manufactured home residents may own the home while leasing the land beneath it. Charges can therefore differ from a conventional apartment lease.

Possible charges may include:

  • Site rent
  • Home rent
  • Utilities
  • Trash or sewer charges
  • Late fees
  • Pet fees
  • Storage charges
  • Amenity or service fees
  • Taxes or assessments permitted by the agreement

Review the lease, billing statement, and written notices before disputing a charge. Contact the local community office first because corporate headquarters may not have immediate access to the property-level ledger.

Manufactured Homes for Sale and Rent

Sun Communities markets manufactured homes for sale and rent in all-age and active 55+ communities.

Prospective residents should review:

  • The home purchase or rental price
  • Monthly site rent
  • Utilities and recurring fees
  • Community rules
  • Age restrictions, when applicable
  • Financing terms
  • Insurance requirements
  • Home-maintenance responsibility
  • Resale restrictions or approval procedures
  • Move-in costs

A home’s advertised purchase price may not include site rent, taxes, utilities, insurance, financing costs, or other applicable fees.

Applications, Screening, and Leasing

Applications are generally handled by the individual community.

Applicants may be asked for information needed to evaluate:

  • Identity
  • Income
  • Rental history
  • Credit history
  • Criminal background, where lawful
  • Household composition
  • Pet information
  • Age eligibility for an age-restricted community

Questions about a denial, deposit, waitlist, screening report, or application fee should first be directed to the property. Applicants should request written information about any available review or appeal process.

Fair Housing and Accommodation Requests

Residents and applicants seeking a disability-related accommodation or modification should submit the request through the community’s management office or the contact route identified in the application or lease documents.

A request should explain:

  • The accommodation or modification being requested
  • How it relates to an applicable disability-related need
  • Any relevant timing concerns
  • The preferred method of communication

Only provide medical information that is reasonably necessary for the request. Avoid posting health information in public comments.

Sun Communities Accessibility

Sun publishes an accessibility statement for its manufactured housing and Sun Outdoors websites. The statement describes conformance with WCAG 2.2 Level AA.

Sun Outdoors Reservations, Cancellations, and Refunds

Sun Outdoors operates RV resorts, campgrounds, vacation rentals, and other hospitality properties.

Reservation terms may vary by resort, accommodation type, rate, promotion, and date. Before booking, review:

  • Deposit requirements
  • Cancellation deadlines
  • Refund or reservation-credit terms
  • Minimum-stay requirements
  • Pet policies
  • Check-in and check-out times
  • Resort fees
  • Age requirements
  • Rules for weather events and early departures

For a cancellation or refund request, contact the resort listed on the confirmation. Keep the reservation number, cancellation confirmation, payment record, and written terms that applied when the booking was made.

Sun Communities Oxnard CA Disappointing Issue

December 13, 2024

Sun Communities, Poor customer relations. I have called numerous times since November when I received a refund check. the check was made out to my late mother, not me. I have contacted the park where I used to live and nothing has happened. I have called the customer service line, and the one time I was fortunate enough to talk with someone, I was transferred to another number and the call never went through. I would appreciate a call back and the check reissued. I used to live at the Colony in Oxnard, Ca.
