American Home Shield Disappointing Billing

American Home Shield, Billing is terrible to get a Refund. On 4/26/2025 my debit card was charged $1007.88 which is the annual fee for my May 2025 renewal policy. My policy states monthly fees for $83.99 which was starting May 17, 2025, my policy fee has always been monthly, since I’ve been with them. They haven’t credited back my debit card as of today, which is almost two months. I have talked with them numerous times and have been told they would put in the request. As you can see it hasn’t been done! This is horrible customer service and their error.

American Home Shield, Poor Service. Submitted a request for service on March 17, 2025 for oven and washer. Took 5 weeks to get oven fixed. Going on 12 weeks and still waiting for washer. Communication to Contractor (DutchBoy) and AHS have not resolved issue. Seems neither follow up. Ready to cancel my contract. Going to try to attach all my communication so you can see, but don’t know if it will work. Won’t let me attach my files. If anyone cares and can help, please contact me.

American Home Shield, Technician Caused Over $20,000 in Property Damage.

I’m writing to report a serious incident involving a technician dispatched by American Home Shield (Universal Appliance Repair, Dispatch, on March 18, 2025, to repair the water/ice dispenser on my refrigerator. During the visit, the technician accidentally pulled the main water valve out of the wall, which broke the main water line and caused extensive flooding throughout my home. The technician did not know how to shut off the main water supply, which allowed high-pressure water (60–80 PSI) to pour out for an extended period. This resulted in damage to the kitchen, dining area, hallway, basement ceiling, walls, and flooring. Shockingly, he told me to call a plumber and attempted to leave the scene. I immediately contacted an emergency plumber (Mr. Rooter), who repaired the valve and water line, and a professional restoration company (United Restoration Group), who spent over a week mitigating the water damage. The total loss includes structural damage, plumbing costs, drywall and flooring removal, and personal property losses. The repair estimate is still being finalized, but the damage clearly exceeds $20,000. Photos and documentation of the damage and repairs are attached. This situation occurred solely due to negligence, and I am asking American Home Shield to cover the full cost of the damage. If I do not receive a response by June 17, 2025, I will be forced to consider alternative options, including: Filing a formal complaint with the BBB. Contacting state and federal consumer protection agencies. Filing an insurance claim. Pursuing legal action. I hope this issue can be resolved fairly and promptly.

Dear American Home Shield, I’m writing to summarize and escalate an unresolved service request involving United Air Temp, originally initiated due to leaks in a 40-year-old toilet, dripping shower head, and constantly running faucet. What began as a seemingly minor repair turned into months of confusion, delays, repeated water damage, and incomplete installations. Notable issues include: A toilet recommended by the service manager was ordered incorrectly and installed 1.5 months later. The bidet lacks a model number, user manual, and missing nozzles. It was later found to be non-functional due to improper installation. Faucet was installed incorrectly and became loose within weeks. Water pressure is significantly reduced, and hot water does not flow. The sink drain plug was never installed, leaving an open hole in the basin. Multiple water shutoff valve breaks during installation flooded both the bathroom and basement—causing potential structural damage. Repairs have been repeatedly delayed or left incomplete, with no accountability or communication for weeks at a time. A recent tech visit revealed a leak that had run for 8 hours, flooding the basement again. Despite numerous calls, emails, and scheduled visits, many issues remain unresolved. I am especially concerned about the long-term effects of repeated water damage and the safety risks involved. At this point, I am requesting: A full inspection of all affected areas. Repairs and completion of outstanding plumbing work. Evaluation and compensation for water damage to the bathroom, basement, and exterior siding. A written explanation of why a bidet was recommended and sold by a technician despite it not being covered or supported. I’ve been patient, but my home has suffered avoidable damage due to poor service, lack of communication, and improper installations. Please respond with a timeline for resolution or next steps.

American Home Shield is the Worst Ever! Do Not Purchase This Warranty Coverage From American Home Shield! I’ve been waiting since February for a response to continue my claim, and I finally got one after repeatedly calling them. They claimed they sent me an email, but I only received emails trying to sell me service I already have. They approved a contractor to install my water heater, but it arrived damaged from the store. I’m grateful the contractor informed me, and I asked them to return it. However, I now have to take time off work to be home for the re-installation. I called American Home Shield, spoke to Michael, and he claimed he called the contractor, who told him the same thing. I reminded him that my issue is with American Home Shield, not the contractor. I asked to speak to a supervisor, which he put me on hold and was hesitant to do. After waiting a while I finally spoke to Saver, she said she was a supervisor in the Escalation Department, she told me there’s nothing they can do for my inconvenience. I still have to pay a $336 fee because they claim the water heater is pre-existing. Unbelievable! She told me to hold for the survey and hung up the phone! I give them Zero stars! Straight garbage!
